THE FLORIDA INSPECTION GUIDE
Pre-Purchase Inspection vs. 4 Point vs. Wind Mitigation
A Pre-Purchase Inspection helps you understand the home. A 4 Point Inspection documents four systems for insurance; Wind Mitigation documents wind-resistant features. Ask your insurance agent which reports it requires, then confirm what your Damngood booking includes.

| Inspection | The question it answers | What to remember |
|---|---|---|
| Pre-Purchase Inspection | What is the visible, accessible condition of the home I am buying? | A broad property assessment for your understanding and follow-up before closing. |
| 4 Point Inspection | What is the condition of the roof, electrical, plumbing, and heating and cooling systems? | Documentation for an insurer’s review. The carrier sets requirements and makes coverage decisions. |
| Wind Mitigation Inspection | Which wind-resistant construction features can be documented? | Feature documentation for insurance review. Eligibility and any credits are decided by the insurer. |
IF YOU ARE BUYING
Match the reports to your purchase
Book a Pre-Purchase Inspection to understand the property’s visible, accessible condition. Ask your insurance agent which reports and forms it requires for this home.
Our Winter 2026 guide lists 4 Point and Wind Mitigation reports with a Pre-Purchase Inspection at no additional inspection charge. Review the published guide, then check the included services and total in your property quote. Prices may change.
For a new build, tell us the builder’s access rules and walkthrough date. If a lender asks for WDO or water testing, send its exact request so the correct scope can be confirmed.
Can I book more than one inspection together?
Ask when scheduling. We will confirm which services can be coordinated for the property, which reports your quote includes, and the appointment availability.
Does a good report guarantee insurance coverage?
No. The insurer makes the coverage decision and may ask for repairs, updated forms, or additional documentation.
How long will the appointment and report take?
Pre-Purchase Inspections include a same-day report. Confirm the appointment length and the timing of every other report or result with the team. Laboratory work and specialist services can have different turnaround times.
What should I do with a finding I do not understand?
Ask us to explain the observation. We can clarify the report and recommend the kind of specialist who can assess a concern further.
Already have an insurance report? Read the guidance on existing reports and updated wind-mitigation forms.
