KNOW WHAT TO EXPECT

What the inspection covers

A visual, non-invasive look at accessible home conditions, with normal controls operated where conditions allow and limitations explained in the report.

Roof & attic

We examine accessible roof coverings, roof drainage and attic areas, including visible insulation and ventilation. We look for signs of water entry and document concerns that need a closer look.

Exterior & structure

We review visible exterior surfaces, accessible structural components, steps and railings. Drainage near the home and observed cracking or moisture concerns help identify where further evaluation may be needed.

Electrical

We review accessible panels and visible wiring, and check a representative selection of switches and outlets. Observed damage or other electrical concerns are documented with recommended follow-up.

Plumbing

We operate accessible fixtures and observe water flow and drainage. We examine visible supply and drain piping and water-heating equipment for leaks, deterioration and other observed concerns.

Heating & cooling

We operate the heating and cooling through normal controls when conditions allow. We review accessible equipment and visible distribution components, noting operating concerns and areas we could not evaluate.

Interior & built-in features

We review visible walls, ceilings and floors, and check doors and a representative selection of windows. Applicable installed appliances are checked within your agreed scope, using normal operating controls.

Findings you can understand and discuss

Photos and clear descriptions connect observed concerns to their location and recommended follow-up. Ask your inspector about any finding you want explained before discussing your next step with your agent.

An inspection is visual and non-invasive. It cannot reveal every hidden condition or predict future failures, and it is not an appraisal, warranty, or code-compliance certification.

Questions about your inspection

How long will the inspection take?

Typically about 2½–3 hours. The home’s size, age and accessibility to major systems can make the visit shorter or longer.

How much does a Pre-Purchase Home Inspection cost?

Pre-Purchase Inspections start at $550 for properties under 2,000 sq ft and 60 years old or less. Pricing varies for larger or older properties. Both 4 Point and Wind Mitigation reports are included at no additional inspection charge with a full inspection under 4,000 sq ft. At 4,000 sq ft or more, standalone insurance rates apply.

What does the inspection cover?

We review visible, accessible roof and attic areas, exterior conditions, electrical, plumbing, HVAC and interior features within the agreed scope. The inspection is visual and non-invasive, so it cannot reveal every hidden condition or predict future failures. See the inspection coverage above for details.

When should I book my inspection?

Book as soon as your purchase contract is accepted and you know your inspection deadline. Choose a date early enough in that period to review the report and arrange any specialist follow-up before the deadline.

When will I receive my inspection report?

Your Pre-Purchase Inspection includes a same-day report with photos and clear explanations. Timing for separately requested specialist or laboratory results may differ; confirm those timelines when arranging additional services.

Can I attend the inspection and ask questions?

Yes. You are welcome to attend and ask your inspector about the findings. Let us know when you book, and coordinate access with the seller or your agent. Some areas may be unsafe for you to enter.

What happens if the inspection finds a problem?

We explain what we observed and whether a qualified specialist should evaluate it further. Your agent can help with transaction discussions, while the appropriate specialist assesses repair needs and costs. You decide how to proceed based on the findings and your priorities.

Is this the same as a 4 Point or Wind Mitigation inspection?

No: a Pre-Purchase Inspection covers a broader range of accessible conditions for your buying decision. A 4 Point Inspection documents four systems for insurance purposes, while a Wind Mitigation Inspection documents wind-resistant features. Ask your insurer which reports it needs and confirm the services in your quote.

Understand the home and the features beyond it

A Fort Lauderdale purchase may include a dock, seawall or other waterfront feature needing specialist evaluation. Define those needs separately from the accessible home inspection. LauderBuild can provide permit and alteration history; FEMA’s address search answers flood-map questions.

Read beyond the LauderBuild search summary

  1. Search for the relevant Fort Lauderdale address or permit record. If needed, try just the street number and name.
  2. Open the matching record and review the detailed status; a completed task indicator alone does not establish approval.
  3. Keep available documents with your questions. Some attachments require sign-in or help from the owner or city.
Fort Lauderdale’s LauderBuild search guidance

Use the record to prepare questions. It does not establish the home’s current condition.

Bring these details to your inspection

  • Identify docks, seawalls, pools or other features that need an explicit scope discussion.
  • Compare LauderBuild records for earlier work with the seller’s description.
  • Discuss specialist evaluations and unresolved record questions early enough for your purchase decision.

Local property questions

Does a home inspection cover a dock or seawall?

Ask about the scope before booking; waterfront structures may need a separate specialist evaluation. Share the features included in your purchase and any available records. A home-condition report should not be treated as a specialist assessment of every waterfront improvement.
