A home inspection and an appraisal answer different questions. An inspection addresses the property's accessible condition within an agreed scope. An appraisal is a valuation opinion prepared for a particular purpose. One does not replace the other, and neither guarantees that a purchase will meet every expectation.

What the inspection helps you understand

The inspector records observations, access limitations and recommended follow-up. That information can help you ask informed questions about repairs, maintenance or additional evaluation. It is not an estimate of market value or a promise that hidden defects do not exist.

Give the team your inspection deadline and any particular concerns before the visit. Once you receive the report, ask about unclear findings and obtain appropriate specialist advice where recommended. Contractor quotes and transaction decisions are separate steps.

What to ask about the appraisal

Ask your lender which valuation requirements apply to your loan and who receives the report. An appraiser may note condition concerns, but the appraisal is not a substitute for the broader condition questions a buyer may want an inspector to address.

If the valuation differs from the agreed price, discuss the implications with your lender and real estate professional. Do not assume an appraisal guarantees that you are paying the correct price or that a contract can automatically be changed.
