BEFORE YOU BUY
Understand the home before you decide
A Pre-Purchase Inspection gives you a documented view of the home’s visible, accessible condition. We review major systems and accessible areas within the agreed scope, then explain our observations with photos and recommended follow-up.
Use the findings to ask questions, discuss concerns with your agent and arrange specialist evaluations where needed. The inspection cannot reveal every hidden condition or predict future failures. Your Pre-Purchase report is delivered the same day; separately requested specialist or laboratory results may take longer.

BEFORE YOUR BUILDER WALKTHROUGH
Look beyond the new finishes
A New Construction Inspection documents accessible systems, construction details and visible finish concerns before your walkthrough or closing. Share the construction stage, access rules and dates so the visit leaves time to read the report and raise questions with your builder.
The report helps you organize that conversation. It does not replace municipal inspections, certify code compliance or guarantee repairs. Ask separately about availability and scope for an earlier construction phase.

BEFORE YOUR WARRANTY DEADLINE
Bring clear findings to your builder
After move-in, you may notice a recurring stain, a sticking door or a room that does not cool evenly. A Builder’s Warranty Inspection documents accessible conditions and gives you a clear record to discuss with your builder.
The 11th month is a common planning point for a one-year warranty. Your own warranty sets the coverage and submission deadline. Book with time to inspect, review the report and submit concerns through the builder’s process. Booking an inspection does not extend that deadline.

BEFORE YOU LIST
Plan for questions before buyers ask
A Pre-Listing Inspection gives sellers a record of visible, accessible conditions before the home goes on the market. You can review concerns with your agent and seek repair advice or estimates from qualified specialists.
The report helps you prepare for conversations about the property. A buyer may still arrange an independent inspection as part of their purchase.

FOR YOUR INSURANCE REQUEST
Match the report to your insurer’s request
A 4 Point Inspection documents the roof, electrical, plumbing and HVAC systems for your insurer’s review. The carrier sets its requirements and makes the coverage decision.
A Wind Mitigation Inspection documents wind-resistant features that can be verified, with supporting photos. Your insurer decides whether those features qualify for credits under your policy.
Ask your insurance agent which reports and forms it needs. Then confirm the services included in your quote, any supporting records to provide and the report timing.

YOUR QUESTIONS
Before your inspection
A clear next step starts with the questions you bring.
Which inspection should I choose when buying a home?
A Pre-Purchase Inspection helps you understand the home’s visible, accessible condition. For a new build, discuss a New Construction Inspection. Ask your insurance agent which insurance reports are required, then confirm the services in your property quote.
Can I arrange more than one inspection together?
Ask when scheduling. We will confirm which services can be coordinated for the property, what your quote includes and when each report or result will be available.
Will an inspection guarantee insurance coverage or builder repairs?
Your insurer makes coverage and credit decisions. Your warranty terms, builder’s obligations and any repair agreement determine the builder follow-up. Our report documents observed conditions within the agreed inspection scope.
How long will the inspection and report take?
A full home inspection typically takes about 2½–3 hours, depending on the property and access. Pre-Purchase Inspections include a same-day report. Confirm timing for every other service, especially specialist or laboratory results.
