Accessible evidence of roof-deck attachment and roof-to-wall connections, with limitations recorded where areas cannot be reached.

Questions about your inspection
How long is a Wind Mitigation report valid?
Florida OIR states that the completed form can remain valid for up to five years if the structure has no material changes and the form contains no inaccuracies. Share your existing report and any later improvements with your insurance agent to find out what documentation the carrier needs.
Will this lower my insurance premium?
The report may document features your insurer considers for credits. The insurer decides whether they qualify and how they affect your policy. We cannot promise a particular discount.
Do I need a new report after replacing the roof?
A new roof can change the features documented in the old report, so that report may no longer describe the home accurately. An updated inspection can document the replacement and any qualifying features. Your insurance agent can confirm which updated report the carrier requires.
What if the attic cannot be accessed?
Tell us before the visit. An inaccessible area may limit which construction details can be verified, and that limitation will be documented.
Do I also need a 4 Point Inspection?
Only if your insurer also requires a 4 Point report. Wind Mitigation documents wind-resistant features; it does not replace the roof, electrical, plumbing and HVAC condition report. Both inspections can be requested together.
How much does a Wind Mitigation Inspection cost?
The published base rate is $175 for homes under 4,000 sq ft, $300 for 4,000–5,999 sq ft and $450 for 6,000–6,999 sq ft. A combo with a 4 Point Inspection starts at $275 for homes under 4,000 sq ft. Larger or multi-unit properties need a tailored quote; your property quote confirms the total.

A newer roof or opening deserves documentation
Boca eHub provides city records for permitted roof or opening work; an address outside city limits needs its own jurisdiction’s route. Combine available records with product information for the inspection. The report documents verified features, and your insurer evaluates any credits.
Research the correct Boca property
- Check whether the parcel is within Boca Raton city limits before using city records.
- For a city property, open Boca eHub’s support page and its public permit-status lookup guide.
- If the address is outside the city, use the responsible county’s records route instead.
Use the record to prepare questions. It does not establish the home’s current condition.
Bring these details to your inspection
- Confirm the issuing jurisdiction for roof or opening-protection work.
- Gather product and installation information, plus a prior wind report if available.
- Tell us which openings or roof areas changed so the visit addresses the home as it is now.
Florida OIR publishes the current inspection form and consumer guidance. Share prior reports and later improvements with your inspector, and ask your insurance agent how the documentation applies to your policy. View OIR’s wind mitigation resources.
Local property questions
Does a Boca eHub permit entry establish every wind-report feature?
No. The record can support work history, while installation documents and inspection observations may be needed to establish particular features. Share the records you have and discuss any gaps. Your insurer determines how the completed report applies to the policy.
