What to Expect on Inspection Day
Prepare for inspection day by arranging authorized access, gathering records and discussing shut-down equipment without restarting unsafe or unknown systems.
Before inspection day, confirm the time, property access and services included in your agreement. Tell the team about locked areas, pets, occupancy and anything that may affect safe access. If you want to attend, arrange that in advance so there is time to discuss observations.
Prepare access, not a staged result
Ask the property owner to clear normal pathways to the areas and equipment included in the inspection. Provide access arrangements for relevant rooms, attic openings, garages and gates. Do not move unsafe materials, climb into difficult spaces or conceal evidence of a problem to prepare for the visit.
If utilities or equipment are off, notify the team before the appointment. Have the owner, utility or qualified professional address the situation appropriately. Do not open every valve, energize a water heater or restart equipment that may have been shut down for a reason. Some conditions may limit the inspection or require another arrangement.
Know what has been included
Pools, irrigation, wells, detached structures and specialist inspections should be discussed explicitly. Do not assume every feature is covered by a general checklist. Share maintenance records and the concerns you want the inspector to understand.
After the visit
Read the report together with its photographs and limitations. Ask about terms you do not understand and recommended follow-up. The inspection documents accessible conditions within its scope; it is not a guarantee about everything in the home.
