A Pre-Listing Inspection can help you prepare for questions about your home's condition before showing it to buyers. It gives you observations to investigate, rather than a promise that the home will sell faster or for a particular price.
Decide what information is missing
Start with the home's repair and maintenance records. Tell the inspector about prior leaks, alterations and areas that may be difficult to access. Read the agreed scope so you know which systems and features are included and which need separate evaluation.
When the report arrives, ask questions about unclear findings. For an issue that needs a contractor, obtain an appropriate assessment and written proposal. Avoid choosing repairs solely because they look inexpensive in a photograph; the cause and full scope may require further investigation.
Present the condition accurately
Work with your agent on how the information fits the listing, pricing and disclosure process. Keep records of work completed after the inspection and describe them specifically. A repair receipt does not certify the rest of the home, and an inspection report is not a warranty.
A buyer may still request an independent inspection or different services. Clear information supports that process; it should not be used to imply that further questions are unnecessary.
