What the inspection covers
An independent look at the accessible construction, finishes and systems. The construction stage, utilities and builder’s access rules shape what can be checked.
Visible construction & finishes
We observe accessible exterior and interior conditions, including doors, windows, surfaces, and visible installation concerns.
Home systems
We review accessible plumbing, electrical, and HVAC components where the builder permits access and utilities are operating.
Roof & attic access
We evaluate the accessible roof and attic within the agreed scope and record any areas we cannot inspect.
Builder follow-up
A clear report helps you organize questions for the builder and keep track of items that need further review.
A clearer conversation before your next milestone
Use the documented observations to organize questions for your builder. The report also records areas that could not be inspected, so you understand where another visit or specialist evaluation may be needed.
This independent inspection does not replace municipal inspections, certify code compliance, or guarantee that the builder will make repairs. Phase-specific availability and scope must be confirmed before booking. Read the inspection scope and standards.

Questions about your inspection
How long will the inspection take?
Typically about 2½–3 hours. The home’s size, age and accessibility to major systems can make the visit shorter or longer.
Is a blue-tape walkthrough enough?
No. A blue-tape walkthrough usually focuses on finishes and visible touch-ups. An independent New Construction Inspection also examines accessible roof, electrical, plumbing, HVAC and other home components. It gives you documented findings to discuss with the builder.
When should I schedule?
For a completed-home inspection, schedule when the home’s systems are ready to operate and before your final builder walkthrough or closing. Coordinate access with the builder and leave time to review the report and discuss findings. Pre-drywall inspections require a separate appointment at that earlier stage.
How do I request an inspection before drywall?
Contact our team with the construction stage and the builder’s access window. Early-phase availability and scope must be established separately; a finished-home appointment does not include earlier phases.
How much does a New Construction Inspection cost?
Our published price guide starts at $550 for homes up to 1,999 sq ft. Property details and requested services affect the total; review your property-specific quote before booking. Both 4 Point and Wind Mitigation reports are included at no additional inspection charge with a full inspection under 4,000 sq ft. At 4,000 sq ft or more, standalone insurance rates apply. Ask separately about earlier construction phases.
Does the report require my builder to make repairs?
No. The report documents observed conditions and recommended follow-up within the inspection scope. Use it to ask focused questions; it does not decide the builder’s obligations or replace municipal inspections.

Two useful views of a newly built home
Coral Springs permit records describe approved work and its recorded status. An independent inspection looks at accessible conditions at the agreed stage. Comparing those records with your builder’s handover documents helps keep questions about approval, workmanship concerns and next steps clear.
Read the status of the Coral Springs work
- Open the city’s Online Permitting page and follow Search Permit Records.
- Find the matching site address and compare the described work with the documents you already have.
- Note whether the permit is active, closed or expired; ask Building staff to clarify unresolved status.
Use the record to prepare questions. It does not establish the home’s current condition.
Bring these details to your inspection
- Get permission for the visit and confirm which parts of the home are complete and accessible.
- Keep the city permit number and the builder’s handover documents together.
- Ask how and when the builder wants inspection findings submitted before the walkthrough.
Local property questions
Does a closed Coral Springs permit answer every handover question?
The city record describes permitted work and its recorded status. It does not replace an independent condition report or the builder’s response to your concerns. Bring the matching record to the walkthrough, and direct unresolved approval questions to the city.
