Arrange authorized access
Coordinate entry, gates and occupied areas with the owner or agent. Ask the team what access is needed for the agreed inspection. Where safe to do so, move ordinary belongings away from access points and secure pets so the visit can proceed.
Confirm utility arrangements with the owner and inspection team. Do not energize an unsafe or disconnected system yourself. Tell the inspector about known problems, restricted areas or equipment that should not be operated.
Bring the property’s story
Gather available permits, repair receipts, warranties and maintenance records. Explain recurring leaks or previous damage, including work that has already been done. A record helps provide context but does not replace observation of current conditions.
For a new home, bring builder questions and relevant deadlines. For insurance paperwork, share the exact request from your agent or insurer before the appointment.
Avoid covering up the concern
Do not paint over a stain, seal an unexplained crack or make a temporary patch just to change how a finding looks. Describe the issue and any completed work honestly. If a repair is needed, use the appropriate professional and keep the documentation.
Leave roof access, electrical-panel work and other hazardous tasks to qualified professionals. You can help most by explaining the concern and arranging access, rather than attempting specialist work before the inspector arrives.
Prepare for the conversation afterward
List the questions that matter to your decision. Ask the inspector to explain the finding, the location and any recommended follow-up. Separate what was observed from questions that need a contractor or other specialist.
If you are buying, discuss the findings and any permitted requests with your agent within the deadlines in your agreement. An inspection supplies information; it does not determine the seller’s response or make the purchase decision for you.
