4 Point Inspections for Homeowners Insurance: What to Confirm

Confirm your insurer’s current 4 Point Inspection requirements, prepare system records and understand the report’s purpose before booking.

If your insurance agent asks for a 4 Point Inspection, request the exact form and deadline before you schedule. The report documents roof, electrical, plumbing and HVAC information for the insurer. It is different from a broader Pre-Purchase Inspection and does not itself determine whether the carrier will offer coverage.

Confirm the requirement for this property

Carrier rules can change and vary by policy. Do not rely on a general age threshold, an old blog article or the form used by a previous owner. Send the current request to the inspection team so the appointment can be arranged around the necessary information.

Gather available roof-replacement and system-repair records. Arrange access to relevant equipment and let the team know about anything that is shut down or inaccessible. Repairs and utility changes should be handled by the appropriate person, not improvised to obtain a more favorable report.

Review price and follow-up separately

Ask for a property-specific quote and confirm which reports it includes. If you also need Wind Mitigation or a purchasing inspection, discuss those services together so the scope is clear. A published price range from another year is not a current DAMNGOOD quote.

When the insurer reviews the report, it may ask for more documentation or repairs. Obtain the request in writing and ask what evidence it will accept. No particular discount or approval should be assumed from a satisfactory inspection.
